The beautiful villa, originally built under architecture is located on a magnificent location, only 50 meters from the beautiful beach of Praia da Rocha in Portimão. Also from the villa you have a beautiful beach view.
The villa is ideal for larger groups/families up to max. 12 persons and it’s even possible to extend to max. 15 persons, if you also rent the very unique apartment VFP situated directly below the villa.
With the villa comes an attentive and friendly host who is at your disposal all the time and, if desired, can arrange everything for you! On this top location you have everything just a few steps or a short walk away: the great big beautiful clean sandy beach, many affordable and different types of restaurants etc.

Living Accommodation

Spacious hall with entrance and toiletroom and beautiful authentic stairway.

Very spherical living room (with antique tiling), fireplace and halfopen dining room with partial frontal sea view. The living room consists of three parts: dining room, loungeroom and tv-room. You’ll find that the furniture is comfortable and from the living room you can walk through the sliding doors to one of the terraces with extraordinary sea views.

Big modern kitchen with all thinkable kitchen utilities: microwave, dishwasher, electric stove, electric oven, mixer, big fridge with small freezer compartment, toaster, watercooker, coffee machine, juice maker etc. etc.
Scullery with washing machine, extra fridge for bottles, clothes dryer, ironing table and iron.

On the ground floor is electrical heating in the vivenda. There is no air conditioning because the walls are very thick and also because we have placed sufficient sunscreens for the windows that keep the heat out and the cool in. In the bedrooms is airco via inverters ( to cool and to heat the air).

In the garage there are some mountainbikes, ‘beach tools’, sun-umbrellas and toys for the kids to use on the beach and by the pool.

Accessibility

The villa is on three floors. This entails a number of stairs, so care needs to be taken with small children. On street level are the garage and the carport and the VFP-apartment, which can be rented too if you come with a bigger group than 12 people. Because of the steps in the villa it is not suitable for persons in wheelchairs.

Services

Your host Antoine will be at your service on demand.
The housekeeper will comes twice a week to change bath towels and once a week linen. Antoine does not cook but he can prepare the BBQ for you and do the shoppings with you and go with you to the local markets. Pool towels are supplied. The pool is serviced every morning.
Including: (End-) cleaning of the villa / garden / pool. Bed linen, also for cots (change 1x per week)bath and kitchen towels etc. Free grocery shopping service excl.fuel

House Rules

Check-in from 16:00pm and check-out before 10:00am. In principle every day of the week is possible as arrival and/or departure day, However, please be aware that we do not accept reservations with a gap of less than 7 days/nights from the previous or next booking on the calendar. Windows must be closed when airconditioning is used. Pets are only allowed on request.
No smoking allowed in the villa. In this warm climate you have to take care, the rubbish to the nearby ecological bins regularly.

The Area: Praia Da Rocha, Western Algarve

Praia da Rocha is a wide, mile-long Atlantic beach only 60 yards from the vivenda where there is a boardwalk along the beach, giving access to many beach bars and restaurants The boardwalk can be accessed through the Fortaleza down the stairs or by the Marina without using steps.
Praia da Rocha has all the shops you will need on holiday; supermarkets, shops, cafes, a cinema, a casino, bowling alley, tennis courts, a marina, dolphin safaris, bars, discos and every kind restaurant.
Portimão is in the heart of the Algarve, which is a midsize commercial town with hypermarkets and retail parks and is only 2km away. It’s a very vivid city in which a lot of activities are organised. This happens throughout all the year, but mainly in the summer. A lot of the activities are on the beach, like, water-skiing, sailing, windsurfing, jet-skiing.
Portimão has three gorgeous beaches: Praia da Rocha, Praia da Vau and Praia da Alvor. The cultural heritage is also magnificent. For instance the church: ‘Nuestra Señora de la Concepción.
Portimão is in the province of ‘Rio Arade’ which is a true paradise for wildlife lovers. You can enjoy lots of birds here, as well as the riverbed in which you can go by boat. There are excursions available within walking distance to take you the waterslide park Slide & Splash only 7km away, to swim with dolphins at Zoomarine, off-road safaris, and other places of interest like Monchique mountain or the Costa Vicentina Surf beaches.

Travel: Faro airport 45 minutes drive. Car not essential, everything you really need is within walking distance. Every 15 min. there is a local bus service to Portimão town that stops near the villa.

EXCLUDING THE RENTAL

The pool can also be heated in the months October to April at an extra charge of € 35,- per day; however if the pool prior to the rental period in these months was not heated, there is a warm-up period of approximately 5 days, which need to be paid as well.

Use of air conditioners and electric heating is possible at an extra charge of € 20,- per day.

Airport transfers in the months of September to July are excluding the rental price, but can be arranged at a special rate of € 120,- one way for max. 12 people by an authorized taxi company.
